DDA Jan Sadharan Awaas Yojana 2025: The second phase of the DDA's Jan Sadharan Awaas Yojana for flats is being launched in New Delhi soon. In this phase, the flats will be sold on FCFS basis (First Come, First Served). Under this scheme, all flats have been sold in the first phase.

1,537 LIG and EWS flats are available in the second phase of the DDA Jan Sadharan Awaas Yojana.

Many of the flats in this DDA scheme are located near major Delhi Metro stations.

Moti Nagar (Shivaji Marg) has EWS flats, which are close to the Moti Nagar, Satguru Ram Singh Marg, and Basaidarapur Metro stations. Around 36 flats are available near Moti Nagar metro station at approx. Rs 25.2 - Rs 32.2 lakh (discounted price).

Ramgarh Colony and Narela: These areas offer LIG flats, located very close to the Jahangirpuri Metro Station. Narela (Sectors G6-G7) also offers EWS flats, located near the proposed Rithala-Narela, Kundli Metro Corridor station. Around 73 flats are available in Ramgarh Colony at approx. Rs 13.1 - Rs 14.5 lakh (discounted price), and 1,120 flats are available near Narela metro station at around Rs 11.8 - Rs 11.9 lakh.

Rohini (Sector 34 and 35): There are LIG flats here, which are near Urban Extension Road-II. Around 308 flats are available here at approx. Rs 14 - Rs 14.2 lakh (discounted price).

Please note, the number of flats is not finalised yet; it can increase or decrease.

The booking for these flats will start from November 7, 2025.

To book, applicants must first register on the portal and pay a non-refundable fee of Rs 2,500. Those who registered in the previous phase do not need to register again.

The DDA is also offering a special 15 per cent discount at certain locations, including LIG flats in Ramgarh Colony near the Jehangirpuri Metro Station and EWS flats in Narela.

After selecting a flat, applicants will have 15 minutes to deposit the booking amount. The booking amount for LIG flats is Rs 1 lakh, and for EWS flats, the booking amount is Rs 50,000, which is non-refundable.

The registration charges are Rs 2,500, which is non-refundable.

All 1,167 EWS flats offered in Phase 1 were booked on the very first day of booking, i.e., September 22, 2025. The total annual income of a family applying for EWS flats under the scheme must not exceed Rs 10 lakh. After the flat is booked, the DDA will issue a demand-cum-allotment letter. The full price of the flat must be deposited within 60 days of its issuance.
