Embassy Developments gets MahaRERA nod for Alibaug project; estimated GDV at ₹400 croreShares of Embassy Developments Ltd ended at ₹63.48, down by ₹0.99, or 1.54%, on the BSE.By Jomy Jos Pullokaran  February 16, 2026, 5:38:42 PM IST (Published)3 Min ReadRealty firm Embassy Developments Ltd on Monday (February 16) said it has received approval from the Maharashtra Real Estate Regulatory Authority (MahaRERA) for Phase I of Embassy Serenity, its first residential project in Alibaug within the Mumbai Metropolitan Region (MMR). The approval marks the company’s entry into the lifestyle and second-home segment.

Located in Thal Village, Alibaug, Embassy Serenity is planned as a resort-style retreat with connectivity to Mumbai through upgraded road and ferry infrastructure. Alibaug, often referred to as the ‘Hamptons of Mumbai’, has become a second-home destination for high-end homebuyers seeking greenery and exclusivity.

The overall project spans approximately 0.2 million square feet of RERA carpet area with an estimated gross development value (GDV) of about ₹400 crore. The development is set across a 7-acre land parcel.

The approved phase will comprise five G+5 towers with 52 residences in duplex and simplex configurations. The company plans to launch the project this quarter, with possession targeted for 2030, subject to regulatory approvals and construction progress.

Embassy Serenity will have over 52% open green spaces and a traffic-free podium. The project has appointed Broadway Malyan (UK) as architect and Coopers Hill (Singapore) for landscape design.

Nestled on a lush hillside, the architecture is articulated through soft curvilinear forms, open terraces, and vertical elements that create a dialogue between contemporary architecture and the tropical setting. While not beach-facing, the project’s immersive forest environment becomes its defining luxury.

The residences at Embassy Serenity will be professionally managed by Embassy Services Private Ltd (ESPL). Homeowners will also have access to WAYS (World At Your Service) – personalised lifestyle and housekeeping packages exclusive to Embassy residential communities.

Shares of Embassy Developments Ltd ended at ₹63.48, down by ₹0.99, or 1.54%, on the BSE.
