Prestige Estates expands in Delhi-NCR after Rs 8,000 crore Ghaziabad success; check key highlights of its expansion plan

Prestige Estate Delhi NCR Plan: Bengaluru's Prestige Estates, is preparing for a significant increase in its presence in the Delhi-NCR property market, which means that there will be plenty of houses for the buyers in Noida, Gurugram, and Ghaziabad. According to a report by brokerage firm Motilal Oswal, the developer’s successful debut in Ghaziabad has reinforced its confidence to roll out new large-scale projects across the region.
Prestige Estates entered NCR with its flagship township, The Prestige City, in Indirapuram Extension, Ghaziabad. The project generated an overwhelming response from homebuyers. As per the report, the company recorded over Rs 8,000 crore worth of sales in the first phase of this 62.5-acre development. The estimated gross development value (GDV) of the entire Ghaziabad project stands at more than ₹10,000 crore.
Prestige Estates is up to the mark with the trend and by that is proposing a residential project for the middle-income group in Noida, and a large-scale commercial project in Gurugram.
These two projects are still in the planning phase, but the company is reportedly very determined to increase its presence in the area through its developments.
A key highlight of the report is that Delhi-NCR has become a larger market for Prestige Estates than Bengaluru, its home base. During the initial six months of FY2026, the NCR region accounted for 45 per cent of the total sales of the company, which is the highest figure from any Indian market. This trend signifies the growing push for label homes and large developments in Noida, Gurugram, and Ghaziabad.

The real estate market in Delhi-NCR, which is presently ruled by the developers like DLF, Godrej Properties, M3M, and TARC, is going to experience an intensified competition because of Prestige’s daring move to expand. The situation is going to be very favorable to the homebuyers as they will have more options, get better quality, and the supply in both the residential and commercial segments will become larger.
With inventory worth thousands of crores already sold and new projects lined up, Prestige Estates appears positioned to become a major force in the NCR real estate landscape in the coming years.
