Rs 5-7 Crore Per 3-5 BHK Unit: DLF set to launch Mumbai luxury housing project Phase 1 in 2 weeks

DLF Luxury Housing Project in Andheri Mumbai: New Delhi-headquartered DLF is all set to launch its first residential project in Mumbai, Maharashtra. The real estate company recently secured approval of the state's Real Estate Regulatory Authority (RERA) for the first phase of its maiden project in the city. The luxury housing project will comprise 3-, 4- and 5-BHK apartments build over 1,048-2,278 square feet of area priced at Rs 5 crore-7 crore per unit, according to a press release. 

DLF will develop the project in partnership with Trident Realty. 

Here are key things to know about this upcoming luxury housing project by DLF in Mumbai:   

When will Phase 1 of the project be launched? With the MahaRERA approval in place, the project is expected to be launched within the next two weeks, according to DLF. 

Where will the project be located? Part of the company's westward expansion in the country's real estate market, DLF's first premium residential project in the city will be located in Andheri.

What will be the nature of the housing units? The development will comprise spacious 3-, 4-, and 5-BHK residences, featuring high-end amenities and premium specifications, according to a regulatory filing.

How many units will be offered under the project? The first phase of the project will span approximately 416 units in four towers.

What will be the size of these luxury apartments? The planned 3-5-BHK apartments are set to be built over 1,048 sq ft to 2,278 sq ft (approximately 116-253 sq yards) of area. The four towers are spread over 7,788 square metres. 

When is Phase 1 expected to be completed? The four RERA-approved towers are proposed to be completed by June 2032.

What is the price of these apartments? The homes are expected to be priced between Rs 5 crore and Rs 7 crore.

DLF has rolled out a number of successful projects across several key markets.

Its Privana North project in Gurugram sold out 1,164 luxury apartments, amounting to approximately Rs 11,000 crore, in just a week. This project, launched in FY25, comprised 1,152 4-BHK units and 12 penthouses.

DLF clinched record sales bookings of Rs 21,223 crore in FY25, marking a 44 per cent increase over the previous year.

The real estate developer has set a sales guidance of Rs 20,000 crore to Rs 22,000 crore for FY26. Out of its full-year guidance, DLF has already achieved almost the halfway mark within the first three months.

DLF plans to launch residential projects worth more than Rs 17,000 crore in FY26.
